The abandoned warehouse and tobacco factory had an envelope which consisted of nothing more than glass block and concrete walls, with no insulating factor.<br>This seven-story historical facility includes a six-story atrium, achieved LEED Gold certification and exceeds ASHRAE 90.1-2007 goals by 17%.<br>MEP design included:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Six-story atrium with dedicated HVAC system<\/li>\n\n\n\n<li>Water and fire service<\/li>\n\n\n\n<li>High-rise building design<\/li>\n\n\n\n<li>Two high-efficiency 600-ton water cooled chillers<\/li>\n\n\n\n<li>Variable air volume using air handling units with energy recovery<\/li>\n\n\n\n<li>Variable volume laboratory airflow<\/li>\n\n\n\n<li>Variable primary chilled water &amp; variable primary heating water plants<\/li>\n\n\n\n<li>Stainless steel lab exhaust systems<\/li>\n\n\n\n<li>Fully integrated open protocol energy management system<\/li>\n\n\n\n<li>Three 480V service switchboards, 9,000 amps total; bus duct distribution<\/li>\n\n\n\n<li>Natural gas rooftop emergency generators &amp; distribution, 600 kw total<\/li>\n\n\n\n<li>Full interior\/exterior &amp; parking garage LED lighting<\/li>\n\n\n\n<li>Occupancy, time and daylighting controls for all spaces;
